What we handle
Full-floor lofts in lower Manhattan, with original columns and an open plate, and painted houses in Pacific Heights with a garden and a residential street.
Market
Purchase rather than lease, and only New York and San Francisco.
The American work is purchase, and it stays in two places. We are not opening other US cities. On the site now: a full-floor loft in a Tribeca warehouse, about 3,400 sq ft, original columns, courtyard windows; and a five-bedroom corner house in Pacific Heights, about 4,600 sq ft, with a garden that takes the afternoon.
Listings of this kind come through the listing broker. Before a client visits, title should be clean. In New York the building board has to be understood; in San Francisco, the HOA. Floor plans need to match the house as it stands, particularly in a loft that has not been carved into a conventional apartment.

Through the listing broker. Title, the board or the HOA, and a plan that matches the rooms should be in hand before we put a client in the house.
